Once you have found the property you wish to rent we will need to take more information from you and ask that you pay your agency fees for the credit search, this will then reserve the property for you until the application process has been fully completed. We will ask you for identification to confirm your legal status to rent a property here in the United Kingdom, this is a legal requirement for all tenants.
Once successful and have completed all of our application process a start date for your tenancy will be agreed, we will then ask you for your deposit. Upon the commencement of your tenancy agreement we will place your deposit in a Deposit Protection Scheme for security - this remains there for the duration of your tenancy and is not accessible by you, the landlord or us.
Your agreement will be an assured short-hold tenancy agreement for a period of six months, this tenancy then moves onto a month to month rolling agreement thereafter, if you wish to vacate the property after the fixed period you will be required to give one months notice in advance.
The first months rent is due in advance, payable on the day your tenancy commences and your rent will be due on this day, each calendar month thereafter, in advance.
Each of our properties has a detailed inventory of all fixtures and fittings and photographs are obtained in advance of the tenancy. We will provide you with a copy of this inventory. We will also provide you with essential information relating to the property, but you can always contact us if you are unsure of any details.
